This Spanish single story raised floor house was originally built in the 1920s. We removed the existing raised floor to accommodate two tasks: First, we wanted to achieve more ceiling height, so we lowered the existing floor. Secondly so we added a radiant heat floor system on top of an insulated new concrete slab on grade.

The other improvements included retrofitting the entire structure to the current California Building Code. This improvement included adding footings underpinning the existing ones,  shearing the entire structure in plywood, adding shear walls, anchor bolts and hold downs.

80% of the interior walls were moved from their original locations, so we added several new bearing walls, roof beams, posts and footings.
